The Importance of Regular Roof Inspection
Your roof protects your entire home from the outside elements. It is your home’s primary defense against rain, hail, sleet, snow and high winds. Frequent inspections, particularly right before storm season and after every major storm, can help you identify roof leaks early before they cause too many problems.
Exterior Inspection
When the roofing professionals come to your home, they will likely head to the
surface of the roof first. While they are up there, they are looking for a few
key signs that your roof has damage. Loose or broken shingles can allow water
to slip in underneath them, potentially causing damage to your roof and
anything beneath it. If the flashing is detached or damaged, it is not able to
provide a proper seal to your roof and will need to be replaced. Vents and
dormers are particularly vulnerable to leaks, especially if they have been
harmed during a storm. The technicians can identify all the issues with your
roof and make suggestions for repairs to make it into the strong defense you need
it to be.
Interior Inspection
Roof leaks can also affect several places inside your home. Inspectors may look
in your attic for signs of water damage, such a wet insulation, mold growth,
buckling walls or dark stains on ceilings. They are also likely to check the
spaces around windows and plumbing vents to make sure that no water has seeped
through. The extent of the damage may indicate how big a leak you have or how
long the leak has been a problem. Frequent inspections help you identify leaks
sooner rather than later so that you won’t have to worry about the secondary
damage that a long-term leak can cause.
You don’t have to climb up on your roof every time it rains a little to check for roof leaks. Frequent professional inspections, however, particularly after a bad storm or after you notice interior signs of trouble, are a smart addition to your maintenance schedule.
